FRAZIER CREEK CABINS POLICY

By booking with us you are Agreeing to our policies listed below. All cabins have 2 night. minimum Stay, 3 nights minimum on holiday Weekends and during Christmas Thanksgiving, and spring breaks. We Charge a nonrefundable deposit of 25% of your total at the time of booking.
Cancelation THE REMAINING BALANCE WILL BE CHARGED TO THE CREDIT CARD ON FILE 14 DAYS BEFORE YOUR ARRIVAL. YOU MUST CANCEL OUTSIDE OF 14 DAYS BEFORE ARRIVAL TO AVOID BEING CHARGED YOUR BALANCE. ONCE BALANCE IS CHARGED IT BECOMES NON-REFUNDABLE
To check-in go straight to your cabin and use the key code we provided in your confirmation text to get in the cabin. Call us if you need assistance. 4PM check-in .(We are sorry for the inconvenience but check-in/out times must remain firm so that our staff will have the appropriate time needed to get the cabin ready for you or our next guest.) The nature of our rentals do not allow us to operate like a hotel and allow early/late check-in or out, it takes several hours to properly clean a cabin. Check out is 11AM. If you are planning on riding the trails, you are welcome to arrive anytime after 7a.m. and park in the day parking area. We will text you when your cabin is ready. On your last day you are welcome to use the day parking area if you plan on riding that day. But you must be out of the cabin by 11am . Failure to check out at 11AM may result in an extra night’s charge.
You will be responsible for the cleaning during your stay and for leaving the cabin in good condition at check-out. So please treat it as you would want someone to treat you home. If accommodations are left messy (such as stains on furniture or carpets or trash left), then an additional cleaning fee will be charged to the card provided on file. Excessive Cleaning, Vomit clean-up is $200. No Exception! Water Balloon debris, Excessive Pet hair/dander & ANY feces, any bodily fluids, Excessive trash/food not thrown away Garbage left outside of cabin, etc. Please take your trash with you. An extra cleaning fee will be charged to the credit card on file.
PLEASE NO SMOKING in the cabins, all cabins are NON-SMOKING! This includes cigarettes, vaping, and any type of drug. Any evidence of smoking in the cabins will incur a $200 charge to the card provided on file. You are allowed to smoke outside the cabins. please do not throw your cigarette butts on the ground. If there are any butts on the ground, a fee will be charged to the card provided on file. You may smoke outside and away from the cabin. PLEASE rid of your cigarette butts before leaving the cabin. We will charge a $200 Smoke removal fee for smoking in the cabin.
Loud Noises/Fireworks There is a quiet time of 11:00 p.m. to 7:00 a.m. in every cabin. We want you to have fun and make the most of your visit, but we ask that you be respectful of other guests who may be in close proximity to your cabin. Firearms are allowed on the property, but no shooting is allowed on the property. Fireworks are 100% prohibited at the cabins. Due to the environment of the wooded are as it is a fire hazard to allow such activity at the cabins. These cabins are located near a state park, so fireworks are absolutely Prohibited. Violations of these policies will result in the guest being removed from the property without Any refund of reservation fees. The guest could also receive fines.
PET POLICIES Please brush and De-flea your pet before arrival. Pets must be crated at night, and while you are away from the cabin. Pets are not allowed on furniture or in the beds. If pet hair is excessive in a pet-friendly cabin You will be charged up to a $100 extra cleaning Fee. You are responsible for picking up after your dog! Any damages or extra cleaning incurred due to your pets will be charged to the card provided on file. Damages caused by the pet are your responsibility. Large dogs subject to Additional Pet Fees and require office approval Pets are required to be on a leash at all times. NON-Pet Friendly Cabins do not allow pets. Failure to comply with the NO PET policy results in a $200 per day charge.
Extra person fee –$25. Per person per night (limit 2) Failure to list extra guests could result in eviction without a refund.
Liability It is expressly understood and agreed that Frazier Creek Cabin Rentals and owner of said premises shall not be liable for any damages or injuries to the guest, guest’s, guests or their family, or to their family’s or guest property from whatever cause arising from occupancy of said premises by guest and family of guests. Frazier Creek Cabins management or owner will not be held responsible for accidents regarding a person or a personal belonging occurring in or around the property. PEST CONTROL We take every precaution possible to keep pests & Insects outdoors by having our properties Exterminated on a monthly basis, but please Remember all of our cabins are located in the forest Which we share with insects & other critters, such As field mice, squirrels, raccoons, opossums, flies, wasps, deer, walking sticks, coyotes, moths, butterflies, just to name a few. Some ways that you Could help would be to keep all exterior doors and windows without screens shut, keep food and drinks contained, and keep kitchen area clean. CONSTRUCTION Frazier Creek Cabins cannot predict Construction plans in the area and therefore, cannot be held responsible for any inconvenience. No refunds can Be given in the event of nearby Construction.
PROBLEMS THAT MAY ARISEDURING YOUR STAY We do not anticipate any missing Items, broken or damaged products. upon your arrival however lf you Encounter a problem with your cabin During your stay you must contact Us immediately. We are on-site and Most issues can be remedied within the hour. We cannot refund a Portion of your stay after your Departure for issues that were not Reported to us during your stay. You Must call or text all numbers listed until Someone is reached or, leave a Voicemail if you’re unable to reach anyone when you encounter an Issue that needs our attention. We will respond promptly. We ask that all Damages and/or maintenance items Found within the property be reported Upon arrival to Frazier Creek Cabins. Every effort will be made to correct items in a noninvasive, efficient manner. An active credit card is required to maintain the Reservation and the integrity of the Unit. By making this online reservation Agreement you waive your right to Dispute any charges that are made to Your credit card regarding this policy. Non-billing stipulations include There is no damage to the property or theft. No violations of rental or association Policies. Rental is left in a neat and orderly Condition. Frazier Creek Cabins will do everything within its means to notify you of impending charges; however, Frazier Creek Cabins reserves the right to bill the credit card for violations to the policy. Any legal dispute of the damages will be contained to the State of Oklahoma and the county in which the rental Property resides.
Please DO NOT cut down trees. There will be a fine of no less than $500 for any trees that have been Cut down or any form of damage or Vandalism in or around the property Grounds.• We reserve the right to refuse service to anyone. • Frazier Creek Cabins, owner, and or Management will not be held Responsible for accidents regarding a person or a Personal belonging occurring in or around the Property.
